Proptech in the UK, mapped for agents

Proptech in the UK is the software and hardware used to market, buy, sell, rent, manage and build property, from the portals to the AI assistant that answers an agent’s phone.

This guide sizes the UK market from published research, maps the categories and companies an agency will actually meet, and explains how to judge what is worth buying.

01 · Definition

What is proptech?

Proptech, short for property technology, covers every stage of a property’s life.

Proptech is any technology that changes how property is found, transacted, rented, managed or built.

For an estate or letting agent, most of it arrives as software: portals, CRMs, referencing, e-signing, valuations and, since 2025, a wave of AI assistants.

The wider sector also includes construction technology and smart-building hardware, which agents meet less often.

Portals, listing tools and marketing software that match homes with buyers and tenants.

The UK is dominated by Rightmove, Zoopla and OnTheMarket.

02 · The UK market

The UK proptech market in numbers

From a report commissioned by the housing ministry (MHCLG) and written by the UK PropTech Association and PUBLIC.

The report identified 795 dedicated UK proptech companies, which it says have raised more than £14bn to date and employ more than 40,000 people.

It puts the sector’s gross value added at £2.6bn to £3.9bn and its turnover at £4.9bn to £7.1bn.

These are estimates from a single 2025 study. Other trackers use different definitions and arrive at different counts.

Proptech funding picked up in 2025

The data provider Beauhurst counts more than 845 active UK proptech companies, which have raised £3.05bn in equity in total.

By its measure, UK proptech raised £230.4m of equity in 2025, up from £192.4m in 2024.

Beauhurst defines the sector differently from the UKPA report, which is why its company count and funding totals differ. Do not add the two together.

An agency does not meet 795 proptech companies. It meets a dozen or so categories, each with a handful of serious vendors.

05 · The AI wave

Portals and CRMs went AI-first

Between late 2025 and autumn 2026, every major UK portal and three of the largest CRMs shipped AI.

Much of the AI wave in UK proptech came from incumbents rather than start-ups. Rightmove reported 46 strategic AI initiatives by its July 2026 half-year results.

For agents, that means buyers arriving through AI search and your existing vendors selling you AI features.

Regulation is creating new software demand

A good share of proptech demand in 2026 comes from new rules, not new gadgets.

The Renters’ Rights Act 2025 changed tenancy software overnight on 1 May 2026, and the rental property register starts rolling out on 15 December 2026.

On the sales side, the government’s home buying and selling roadmap promises a code of practice for agents and, from 2027, a consultation on mandatory qualifications.

Proptech, short for property technology, is the software and hardware used to market, buy, sell, rent, manage and build property. In the UK it ranges from the big portals and estate agency CRMs to referencing, e-signing, valuation tools, smart-building sensors and AI assistants.

A 2025 report for MHCLG by the UK PropTech Association and PUBLIC identified 795 dedicated UK proptech companies, which it says have raised more than £14bn and employ more than 40,000 people. Beauhurst, using a different definition, counts more than 845 active companies.

By reach, the portals Rightmove and Zoopla and the major estate agency CRMs such as Reapit and Alto are the names agents meet most. Well-known specialists include Goodlord in lettings onboarding, PayProp in rent payments and Fixflo in repairs reporting.

Beauhurst reports £230.4m of equity raised by UK proptech companies in 2025, up from £192.4m in 2024, with data as at 1 April 2026. Other trackers define the sector differently and report different totals.

Between late 2025 and 2026, Rightmove, Zoopla and OnTheMarket launched AI search, and Reapit, Alto and Street.co.uk launched AI products for agencies, including enquiry and call handling. Rightmove reported 46 strategic AI initiatives by July 2026.

Start where the agency loses the most work. If calls and enquiries go unanswered, AI call handling is usually quickest to pay back. If data is scattered, fix the CRM first. If lettings paperwork is the problem, look at referencing and management software.

There is no proptech-specific regulator. Tools must follow the rules that apply to the work they do, such as consumer law, UK GDPR and, for lettings, the Renters’ Rights Act 2025.
