Five jobs where a first draft in seconds saves real time.
ChatGPT is a writing assistant. It is quick, tireless and good at tone, which makes it useful for the words an agency produces every day.
It is not a source of facts about your properties or your market. It will confidently invent a south-facing garden if your notes don’t say otherwise.
Treat every output as a draft for a person to check, and it earns its place.

Good prompts give the model a role, the facts, the audience, the format and the rules. Vague prompts get vague copy.
Always tell it to use only the facts you supply. That one line prevents most invented features.

Notice what the draft does not do: it doesn’t invent a garden aspect, a school rating or a room size that wasn’t in the notes.
It flags what still needs confirming. That is the behaviour to ask for in every prompt.

Speed is the point of using ChatGPT, but the time saved disappears if a mistake reaches a portal or a client.
This routine keeps a person in charge at the two moments that matter: what goes in, and what comes out.
05 · UK GDPR
What never to paste into ChatGPT
Tick what your agency already does. Nothing is stored.
Anything you paste into a chatbot is personal data processing if it identifies a person. UK GDPR applies, and your agency stays the controller.
The ICO’s guidance on AI and data protection is the reference; it is under review following the Data (Use and Access) Act 2025.
The simplest rule: if you wouldn’t email it to a stranger, don’t paste it into a chatbot.
06 · Consumer law
Check every output before it goes live
A misleading listing is your agency’s problem, not the chatbot’s. The consumer protection rules in the Digital Markets, Competition and Consumers Act 2024 apply however the copy was written.
The duty not to omit material information still applies, even though National Trading Standards withdrew its old material information guidance for agents in May 2025. MHCLG has consulted on new rules for listings.
For lettings, the Renters’ Rights Act adds traps a chatbot won’t know about: an advert must state a rent, and you must not invite offers above it.
07 · The other side of the screen
Buyers now search inside ChatGPT

ChatGPT for property is not just a writing tool for agents. Rightmove launched an app inside ChatGPT in March 2026, and all Zoopla listings are available in a Zoopla app on ChatGPT.
Zoopla reports that app users of its AI search saw 80% more listing views and 150% more leads. Those are the company’s own figures.
Keep it in proportion: Rightmove said in May 2026 that referrals from AI chatbots were under 0.5% of its traffic. More in Rightmove AI and AI search for estate agents.

How many businesses already use it
Text generation with large language models is the most common form of AI in UK business, according to the ONS.
We found no independent survey of ChatGPT use by UK estate agents specifically, so we don’t quote one.
09 · Choosing tools
Is ChatGPT the right tool for the job?
Three questions. The result points you to the right kind of tool.
ChatGPT is a general assistant. For some agency jobs a dedicated tool does the same work with less copying and pasting.

10 · Where it stops
What ChatGPT can’t do for you
ChatGPT writes when you ask it to. It doesn’t pick up the phone at 20:00, see your diary, or know which applicant is chasing a viewing.
That is where a dedicated voice assistant differs. Lettings Quest answers calls live, qualifies the caller, books into your diary and writes the summary to your CRM.

ChatGPT alternatives agents are using
ChatGPT is not the only option. Google and Microsoft have their own assistants, and the major estate agency CRMs now build AI into the software you already use.
The same rules apply to all of them: strip personal data, check every output, and keep a person accountable.
