AI floor plans, from phone scan to listing

AI floor plans are drawings generated by software from a phone scan, a video walk-through or 360 photos, instead of being measured and drawn by hand.

This guide explains how the main methods work, how agencies fit them into the listing workflow, where accuracy can slip, and which UK vendors to look at.

What AI floor plans actually are

Four ways to get a floor plan, three of which now lean on AI.

A floor plan is still one of the things buyers and tenants look for first, because photos flatter and plans don’t.

The “AI” in an AI floor plan is usually computer vision: software that recognises walls, doors and windows in a scan or images and turns them into a measured drawing.

Most products still have a person check or finish the plan. Fully automatic output varies in quality.

Pro-model iPhones and iPads carry a LiDAR sensor that measures depth as you move.

Apps use it, often through Apple’s RoomPlan framework, to build a 3D model and then a 2D plan.

02 · How it works

How phone-scan floor plan apps work

The typical sequence for a LiDAR or video-scan app.

The negotiator or photographer walks through the property holding the phone, room by room.

The software detects surfaces and openings, stitches the rooms together and produces a draft plan with dimensions.

The result is only as good as the scan, which is why the checking step matters more than the scanning step.

Where AI floor plans fit in the listing workflow

The aim is one visit, not two.

The biggest win for most agencies is doing the scan at the same visit as the photography, or even at the valuation once the vendor has agreed to instruct.

That removes a separate appointment and shortens the time between instruction and going live on the portals.

05 · Accuracy caveats

Where AI floor plans go wrong

No method is exact. These are the common failure points.

Vendors publish their own accuracy claims. We don’t repeat them here because they depend on device, conditions and operator, and we can’t verify them independently.

Most agencies put a disclaimer on plans. A disclaimer helps, but it won’t make a plainly wrong plan acceptable.

01 / Surfaces

Glass, mirrors and dark finishes

Reflective and very dark surfaces can confuse depth sensors, bending walls or losing openings.

02 / Coverage

Rooms that were never scanned

Missed cupboards, utility rooms or loft rooms mean a plan that is tidy but incomplete.

03 / Shape

Irregular rooms and sloping ceilings

Bay windows, angled walls and eaves are where drafts most often need correcting.

04 / Area

What the total area includes

State whether garages, outbuildings or areas with restricted head height are counted.

05 / Labels

Room names that overstate

Calling a box room a bedroom, or a converted loft a bedroom without checking, can mislead.

06 · The rules

Floor plans and material information

There is no law requiring a floor plan. There is law against misleading ones.

Under the Digital Markets, Competition and Consumers Act 2024, in force from April 2025, misleading actions and omissions in a listing are unlawful, and the CMA can fine up to 10% of global turnover.

NTSELAT withdrew its material information guidance in May 2025, but the duty not to omit material information remains. The government has consulted on material information in property listings and promised a Code of Practice.

Room sizes and layout are central to how buyers judge a home, so an inaccurate plan is a consumer-law risk as well as a reputational one.
