Google’s own guidelines expect one profile per real location, with accurate hours and categories. Profiles for branches that don’t exist risk suspension.
Keep the name exactly as it appears on your shopfront, not stuffed with keywords.

Google publishes the broad factors for local results. It does not publish the weights.
Google’s help page on local ranking names three factors: relevance, distance and prominence.
Distance you can’t change. Relevance and prominence you can.
Be wary of anyone quoting precise percentages for ranking factors. Google doesn’t publish them, so those numbers are estimates at best.
04 · Content that earns its place
Area guides that only a local agent could write
The notes a negotiator already has, turned into a page worth ranking.
Generic “living in [town]” pages written from Wikipedia rarely rank and never persuade.
The ones that work contain knowledge only a local agent has: which streets sell fastest, what the housing stock is like, where the school catchments bite.
Draft them quickly with an AI property description generator or ChatGPT, then check every fact yourself.
05 · The pages that make money
Valuation landing pages that get booked
A vendor landing here has a job in mind. Help them do it.
Every branch should have a page aimed at “house valuation [town]” and “sell my house [town]”, and a lettings equivalent aimed at landlords.
An instant online estimate can capture the lead, but the page should still make booking a proper valuation the easiest next step.

06 · Prominence you can build
Reviews: volume, recency and the law
Reviews feed both local rankings and what AI assistants say about you.
A steady flow of recent, specific reviews is one of the few prominence signals an agency fully controls.
Since April 2025, fake reviews and concealed incentivised reviews have been banned practices under the Digital Markets, Competition and Consumers Act 2024, and the CMA can fine up to 10% of global turnover.
07 · Technical basics
The technical SEO that actually matters
Most agency websites share the same handful of problems.
Many agency sites are templates fed by the CRM, with property pages that repeat the portal text word for word.
That is fine for buyers, but it means your listings rarely rank. Your branch, area and valuation pages have to do the SEO work.
Google’s Search Essentials set the baseline: crawlable, indexable pages with helpful content.
08 · ChatGPT SEO
How AI Overviews and ChatGPT change SEO
Less than the headlines suggest, but enough to plan for.
Google says there are no special requirements to appear in AI Overviews: a page has to be indexed and eligible for a snippet, and ordinary SEO fundamentals apply.
ChatGPT search uses OpenAI’s crawler, OAI-SearchBot. Blocking it in robots.txt can keep your pages out of its answers.
