One the Elephant: a guide for owners and tenants
One the Elephant is the 37-storey Lendlease tower on St Gabriel Walk, completed in 2016 as part of the Elephant & Castle regeneration.
Here are the facts, the tower-versus-pavilion choice, and what to check before you buy, let or rent a flat in it.
01 · The building
One the Elephant in numbers
One the Elephant is at 1 St Gabriel Walk, London SE1, next to the Metropolitan Tabernacle and a short walk from Elephant & Castle station.
Lendlease developed it and Squire & Partners designed it, on the site of a former council leisure centre (Wikipedia).
It sits within Lendlease’s wider plans alongside Elephant Park.
Listings use postcodes SE1 6FA and SE1 6FB.
02 · Two buildings
Tower or pavilion?
The scheme has 254 homes in the tower and 30 in a four-storey L-shaped pavilion that also holds commercial units.
A tower flat and a pavilion flat differ in views, layout and outlook, so compare like with like when you look at rents or prices.
03 · Amenities
What residents get
Agents marketing flats here advertise these amenities (Garton Jones).
Services can change, so confirm them with the managing agent before you rely on them in a listing.
04 · Location
Getting around
London South Bank University says Waterloo is about ten minutes’ walk from its campus nearby, and London Bridge about fifteen (LSBU).
Strata SE1 is a short walk away.
05 · Due diligence
What to check before you buy or let
These checks matter most for an owner who cannot pop round.

06 · Letting from abroad
Letting a flat here from Asia
If you live in Hong Kong, Singapore or Malaysia, your rent falls under the Non-Resident Landlord scheme unless you have NRL1 approval.
Since 1 May 2026, tenancies are periodic, rent can rise once a year with two months’ notice, and you can take no more than one month’s rent in advance.
We let and manage flats in SE1 and SE17 for owners overseas, in English, with Cantonese or Malay on request.
